Balconies present unique challenges because they're elevated platforms exposed to weather, often with concealed structural components vulnerable to water damage and deterioration.

This episode distinguishes balconies from decks and porches. A balcony is an outdoor platform at the second story or above, either cantilevered or supported by posts. When surrounded by solid walls, balconies require drainage systems like scuppers or floor drains.

Construction materials discussion includes:
- Preservative-treated or naturally durable wood
- Iron and steel components
- Various flooring materials (wood, composite, modified bitumen, concrete, epoxy)
- Column types and proper sizing

Critical construction considerations:
- Cantilevered balcony joist spans (IRC 2018 Table R502.3.3(2))
- The 1:2 cantilever-to-interior ratio
- Flashing at each joist penetration (essential but often inadequate)
- Ventilation and inspection provisions for concealed components
- Post-supported balconies (evaluated like decks)

Typical defects include:
- Lack of ventilation and inspection openings
- Improper slope and inadequate drainage
- Missing or inadequate flashing (especially at doors and joist penetrations)
- Deteriorated flooring and structural components
- Excessive cantilever distance
- Loose or absent guards

The vulnerability of concealed structural components makes proper initial installation and ongoing maintenance absolutely critical. Guard requirements from deck standards apply to balconies as well.
